Land Development Leadership

Land Development leaders will oversee the land development department providing leadership, vision and management skills necessary to ensure that client standards and objectives are met.  Establish metrics to measure the performance of the department in the acquisition, approval, budgeting, contracting, scheduling, and quality control arenas. 
Responsibilities:  

- Manage Land Development Managers including assignment of work and geographic territories, prioritizing work, and reviewing work product.
- Perform feasibility studies on new land acquisitions. Study includes preparation of land development budgets and cash flows, detailed narrative identifying risk analysis, entitlement summary, environmental and geotechnical summary.  
- Perform value engineering on engineering plans to provide cost effective and efficient development of communities.  
- Plan and direct the technical planning functions of each Land Development Manager.
- Coordinate the activities of the Land Development Department with appropriate departments to provide for a seamless acquisitions, approval and construction of a community.
- Develop and implement estimating, quality, scheduling, budgeting and construction guidelines for the business unit.
- Prepare and distribute Requests For Proposals (RFP's) to vendor/professional pool, negotiate award, and execute contracts, and periodically review performance.
- Provide for systematic and standardized review and approval of technical documents prepared by professional consultants during the design process and prior to submission to governmental agencies to ensure consistency with business unit standards.
- Monitor compliance with established safety procedures, quality standards, and work schedules through regular site inspections, determine reasons for any deviation, and develop and oversee plans for corrective action.

Qualifications:
A bachelor's degree with a background in civil engineering, planning or construction management preferred.  At least 8 years of land development experience in progressively responsible positions; or equivalent combination of education and experience required.  

Candidate must proactively face challenges while being committed to providing customers with excellent services and products.  The capacity for directing others while under pressure and maintaining a high level of ethics and integrity in all dealings is a must.  Strategic planning abilities, handling multiple tasks with simultaneous deadlines and demonstrating good judgment and decision-making skills are necessities for this position.  The candidate must have a proven track record of success in building effective teams and interpersonal relationships while steadfastly pushing self and others for results.
